Partnership proposal for DwellOne

A connected platform for modern home management.

One platform connecting DwellOne, its customers, and its contractors — from the first request and quote through scheduling, payment, delivery, and sign-off.

01Executive Summary

DwellOne has built a high-touch home-management service around trusted contractors and hands-on project oversight. That creates a strong customer experience, but much of the work behind it — from quoting and scheduling to communication and payment — still depends on manual coordination.

We propose to act as DwellOne's long-term technology partner and build a connected platform comprising native iOS and Android apps, a staff dashboard, and carefully controlled automation for contractor matching, quoting, job management, payments, and customer communication.

Milestone 1 is targeted for approximately three months and is designed to deliver the core end-to-end workflow: a customer submits a request, DwellOne prepares and approves a quote, the customer pays a deposit, and all parties track the job through completion. Final sequencing will be agreed during kickoff and product design, with the initial mobile releases subject to Apple and Google's review processes and timely access to required third-party services.

03The Challenge

Your model is high-touch by design — that's why customers love it. But today, nearly every touch point runs through a phone call and a member of your small, experienced team. A single job can involve:

The result: significant staff time on every job, repeated manual work that looks nearly identical each time, expensive customer acquisition (every enquiry is a fresh phone call with an uncertain outcome), quotes that take real effort to produce but often don't convert, and no live view of where contractors are or how a job is going until it's done. If a contractor is stuck in traffic, it's DwellOne answering the phone and chasing them.

The opportunity: most of these touch points can be partly or fully automated — without losing the personal service that sets you apart. Your team steps in where judgment matters, and the system handles the rest.

04The Platform Vision

One platform, serving three audiences: your customers, your contractors, and your team. Everyone sees the same jobs, the same schedule, and the same conversation — each through their own app or dashboard.

The brain: a smart matching engine

At the heart of the platform sits your contractor database and a matching engine. The system knows every active job, every contractor's availability, rates, service areas, and calendar. When a quote request comes in, it uses AI to compare what we know about the work against which contractor(s) fit best — replacing today's round-robin phone calls and hand-built quotes with a simple "approve" button that lets every party agree, or adjust as needed.

Your single pane of glass

DwellOne staff get one dashboard where contractors, quotes, customers, jobs, and everything in between can be managed, searched, and audited in one place — automatically connected to your other systems, all under one view. It replaces fragmented manual processes with a consistent, auditable workflow.

The customer experience

Customers register free by email or an approved social-login option, then use Face ID or Touch ID to unlock a saved session where supported. They get a home-management dashboard in their pocket:

The web experience

Milestone 1 will establish the shared cloud foundation and DwellOne staff dashboard, while customer and contractor workflows begin in native iOS and Android apps. Customer- and contractor-facing web experiences can then be added so key tasks work on any device, with the mobile apps providing capabilities such as camera capture, live location, LiDAR scanning, and augmented reality.

This later expansion matters commercially, not just cosmetically. A browser-based quote and onboarding journey would let prospective customers respond to campaigns without first downloading an app. Ads on Facebook, Instagram, X, LinkedIn, and other channels could lead directly to a focused web experience, with the app offered when it adds value.

05Milestone 1 — The First Three Months

Milestone 1 is an initial production release centered on the core end-to-end journey: a customer requests a job, DwellOne prepares and approves a quote, the customer pays a deposit, and all parties track the work. Delivery is targeted for approximately three months, subject to timely client feedback, third-party approvals, data availability, and final scope prioritization during kickoff.

Product design & user experience

Before code: wireframes, screen designs, and a consistent visual identity for the app and dashboards, iterated with you so the product feels like DwellOne from day one.

DwellOne iOS & Android apps, submitted to the app stores

Native mobile apps built in Swift for iOS and Kotlin for Android, optimized for each platform and prepared for public release in the US App Store and Google Play. Publication timing remains subject to Apple and Google's review and compliance processes.

Secure cloud foundation

The unglamorous work that makes everything reliable: cloud infrastructure, separate development/staging/production environments, automated release pipelines, monitoring and alerting, database design, and data security — built to best practices for a platform that will run for years.

Customer sign-up & login

Register and log in with the agreed combination of Google, Facebook, email, or phone. The sign-up flow captures required contact and address information and includes appropriate account-security controls, with the exact authentication methods and requirements confirmed during product design.

Contractor accounts

Your existing contractors uploaded in bulk via the admin dashboard, with the same simple login experience as customers.

Maps & location

Google Maps integration with full location controls. Adding a home address lets us match contractors within range and provide driving directions via Google or Apple Maps.

End-to-end job quoting

Customers submit photos, video, and a voice or text description; AI translates it into a complete, tagged picture of the job. An initial estimator engine provides a ballpark from your pricing rules for known job types. You and matching contractors are notified to express interest and estimate — with everything pre-filled so quotes go out in hours, not days.

Payments & digital agreements

Customers pay a deposit (set by you) by card or ACH, with payment terms shown clearly up front and an agreement they can sign digitally. Includes payment-provider setup, receipts, and a defined refund workflow.

Job tracking for every party

Customers see their active jobs; contractors see accepted bids; DwellOne sees exactly where every job stands and whether any action is needed.

Progress reports & audit trail

Photos and video from the contractor at each stage form a permanent record of the job, visible to the customer and to you.

Messaging center

A shared conversation per job for customer, contractor, and DwellOne — with the option for customers to message DwellOne privately when issues arise. Optional writing assistance helps every party communicate clearly while preserving the original message.

Automatic translation

Messages can be translated to each person's preferred language in both directions, with the original message preserved for reference.

An assistant with controlled access to approved job data answers routine status questions, prepares recommended actions, and escalates exceptions or higher-impact decisions to DwellOne staff.

How we'll work: this is a collaborative process. We ship in small increments, review them with you, and iterate on the experience together. The goal of Milestone 1 is an initial production release of the core job-delivery journey — and a shared, informed view of what to build next.

07The Bigger Picture

This platform is built to scale in more ways than one. The first is DwellOne itself: beyond Tacoma, across Washington, and eventually nationwide — the software carries the operational model with it.

The second is the technology as its own business: a managed platform offered to external contracting firms that DwellOne doesn't operate. That could live under the DwellOne name if it suits your brand strategy, or as separate intellectual property spun out into a new company. Either way, the software you're investing in has value beyond your own operations — and our pricing (below) is structured so we win together if that happens.

Any commercialization of the platform outside DwellOne's operations — including ownership, IP contributions, licensing, governance, and funding — will be subject to a separate definitive agreement. The parties' current commercial intent is to form a new company with equal ownership, subject to DwellOne's investor relationships and requirements.
Equity in NewCo 50 / 50equity share
The development fee is fixed at $25,000 per month; the estimated development fee for the three-month Milestone 1 period is $75,000. Prices are in USD and exclude applicable taxes. The fee covers the time of Lee Benson and Jeff La Croix and any subcontractors engaged and managed by Uplevel. Production infrastructure, payment-processing charges, app-store fees, and usage-based third-party services will be passed through at cost where agreed in advance. This proposal reflects our current commercial intent and is not a binding contract; final scope and terms will be set out in a master services agreement and Milestone 1 statement of work.

09Our Commitment

We aim to be DwellOne's long-term technology partner — responsible for the agreed development priorities across web, mobile, and back-office integrations, and for ongoing support once the platform is live.

Software is never "finished." It's a moving target that evolves with new devices, new expectations, and a growing business. We commit to new features, bug fixes, updates, and maintenance for as long as we work together — growing the platform alongside DwellOne's own growth, and toward the day it may stand as valuable IP in its own right.

If this proposal aligns with DwellOne's goals, the next step is a working session to confirm Milestone 1 priorities, commercial definitions, dependencies, and a target start date. The engagement will begin upon execution of a master services agreement and Milestone 1 statement of work.
